The Vaughan Metropolitan Centre adds a third kind of work: suites, corridors and amenity floors in new residential and office towers, with freight elevator bookings and after hours rules that look more like downtown Toronto than the rest of York Region. We price those constraints at bid stage rather than meeting them at mobilization.

A recent Vaughan project

In Woodbridge we framed a set of private offices inside an occupied office floor. Steel stud partitions were framed to the existing T-bar grid, filled with mineral wool acoustic batts, boarded, taped and fitted with doors while the rest of the floor kept working. The lesson from that job applies to every occupied floor in Vaughan. The noisy work, meaning shooting track to the slab and cutting studs, was grouped into agreed windows. The existing grid, tile and carpet were protected before the first stud went up, and a clear walkway was kept between the tenant's desks and the door. The tenant stayed productive and the schedule held.

Retail hoarding is its own discipline: built fast, finished to the landlord's standard on the public side, and taken down cleanly at the end. Our KFC hoarding wall project shows the sequence from the old wall to the new one.

Industrial work in the 400 and 407 corridors

An office pod inside a Vaughan distribution centre is not an office fit-out with a bigger door. The conditions change the schedule more than the quantities.

  • Tall clear heights, so lift access and hoisting drive the labour rather than the square footage
  • An unconditioned shell in winter, where compound will not cure without temporary heat
  • Live shipping operations, so the work is sequenced around dock hours and forklift routes
