Commercial and industrial drywall contractor in Brampton
Steel stud framing, boarding, taping and ceilings for Brampton industrial and commercial projects. We bid from drawings and self perform the work.
What we build in Brampton
Brampton's construction demand runs heavily toward industrial. The corridors around Highway 410 and Highway 407 carry a dense concentration of distribution centres, logistics facilities and manufacturing plants, and most of the drywall work that comes with them is office and amenity space built inside a large shell.
That is a specific kind of job. The building is big, the drywall scope is a small footprint inside it, and the schedule is usually driven by a tenant who has already signed a lease. We are set up for it.
- Office pods, mezzanine offices and dispatch areas inside warehouses
- Washroom, lunchroom and locker room blocks in industrial buildings
- Demising walls between leased industrial units
- Fire-rated separations, shaft walls and rated corridors
- T-bar and acoustic ceilings in office and amenity areas
- Retail and quick service restaurant build-outs along the Queen Street and Bovaird corridors
How industrial drywall differs from a standard fit-out
Pricing an office pod inside a distribution centre using office fit-out assumptions is a reliable way to end up short. The conditions are different in ways that show up in the schedule more than the quantities.
| Condition | What it changes |
|---|---|
| Tall clear heights | Lift access and hoisting drive the labour, not the square footage |
| Unconditioned shell in winter | Compound will not cure, so temporary heat becomes a schedule item |
| Live warehouse operations | Work is sequenced around shipping hours and traffic routes |
| Long runs of demising wall | Deflection detail at the deck matters more than on a low partition |
| Dust sensitive tenants | Containment and negative air are part of the scope, not an extra |
We price these conditions in the bid rather than discovering them in week two. If a Brampton building is still on temporary power and heat, we will say what that does to the finishing sequence before the contract is signed.
Winter work in an unheated shell
A large share of Brampton industrial work runs through the winter in a building that has no permanent heat yet. Drywall is the trade that suffers most from that, because joint compound is water based and it does not cure in the cold. This is worth settling at tender rather than in January.
- Compound needs to stay above roughly ten degrees while it dries, and so does the space around it
- Cold slows every coat, so a three coat taping sequence that takes a week in September can take two or more in February
- Board delivered cold and boarded straight away can sweat once heat goes in, which shows up later as loose tape
- Temporary heat that runs only during the day gives you a freeze and thaw cycle across every joint
- Unvented propane heaters add moisture to the air, which slows drying further and can leave a film on finished surfaces
None of that is a reason to avoid winter work. It is a reason to price it honestly. When we bid a Brampton project running through the cold months we state what temporary heat we are assuming, who is providing it, and what the finishing duration looks like with and without it. If the general contractor cannot commit to continuous heat, we would rather sequence the taping later than promise a date the building will not support.
Working with Brampton general contractors
We work as a subcontractor to general contractors, developers and property managers. That means a proper bid off your drawing set, a certificate of insurance before we mobilize, and a crew size we can actually staff for the dates on your schedule.
- Two million dollar commercial general liability, certificate on request
- WSIB coverage in good standing
- Non-union open shop
- Five years and more of commercial and industrial work across the GTA
- Self performed framing, boarding, taping and finishing under one contract
Brampton is roughly forty five minutes from our Richmond Hill base, which is a normal daily run for our crews rather than a travel premium.
Getting a number
Send the drawing set, the addenda and the wall schedule. We come back with a bid that lists every partition type by tag, the finish level assumed for each area, and a plain statement of what we carried and what we excluded.
If you are still at concept and want a budget number for a Brampton project, tell us the area, the clear height and the intended use and we will give you a range with the assumptions attached. For the full scope we self perform, see industrial drywall and steel stud framing.
