Commercial and industrial drywall contractor in Mississauga
Airport area warehouses, Hurontario and City Centre offices, Meadowvale and Dixie industrial, and the hotel strip around Pearson. Priced from drawings, self performed by our own crews.
What we build in Mississauga
Mississauga's commercial work is shaped by the airport and the highways. The employment lands around Pearson, along the 401, 410 and 403 and out to Meadowvale hold logistics, manufacturing and corporate offices. Closer to the centre, the Hurontario corridor and City Centre carry office towers, hotels and retail.
- Office and amenity build-outs inside distribution centres and manufacturing plants
- Demising walls and rated separations between industrial units
- Tenant fit-outs in Airport Corporate Centre, Hurontario and City Centre office buildings
- Hotel corridors, guest rooms and back of house around the airport
- Retail and restaurant build-outs
- T-bar and acoustic ceilings throughout
The office work follows the property manager's rulebook. In the Airport Corporate Centre and the Hurontario towers that means booked freight elevators, after hours windows for noisy work, matching the building standard ceiling grid and tile, and a certificate of insurance on file before the first delivery. We build those constraints into the schedule at bid stage, not after award.
Hotel experience that carries over
The hotel cluster around Pearson is one of the busiest in the country, and hotel drywall is a specific discipline: corridors, guest rooms and back of house in a repeating rhythm, rated corridor walls, sound between rooms, and a finish that reads well under sconce light.
Our Quality Inn project in Prescott, Ontario covered the full package on a new build hotel: framing, boarding, taping, bulkheads and T-bar ceilings from the guest floors to the lobby and pool room. The same crews and the same sequence apply to a Mississauga hotel renovation or addition. Airport hotels rarely close for a renovation, so guest floors are taken in phases, with the rated corridor walls kept continuous and dust sealed away from the occupied rooms.
Industrial conditions we price for
Pricing an office pod inside a Mississauga distribution centre with office fit-out assumptions is a reliable way to come up short. The conditions show up in the schedule more than in the quantities.
- Clear heights that put the work on lifts, so access and hoisting drive the labour
- Live warehouse operations that set the hours and the traffic routes we can use
- Dust sensitive tenants, where containment and negative air are part of the scope
- Long demising walls where the deflection detail at the deck has to be right
- Rated separations at the office to warehouse line, built to the listing and documented
For the full scope, see industrial drywall and fire-rated assemblies.
Working with Mississauga general contractors
We work as a subcontractor to general contractors, developers, property managers and facility managers. A proper bid off your drawing set, a certificate of insurance before we mobilize, and a crew size we can actually staff for the dates on your schedule.
- Two million dollar commercial general liability, certificate on request
- WSIB coverage in good standing
- Non-union open shop
- Five years and more of commercial and industrial work across the GTA
- Steel stud framing, boarding, taping, finishing and ceilings self performed under one contract
Mississauga is the far side of the GTA from Richmond Hill, and our crews make the run daily. Bids do not carry a travel premium. Where a project needs several separate mobilizations, the number is stated in the proposal.
Getting a number
Send the drawing set, the addenda and the wall schedule. We come back with a bid that lists every partition type by tag, the finish level assumed for each area, and a plain statement of what we carried and what we excluded. For a budget number at concept stage, tell us the area, the clear height and the intended use.
