Fit-out work inside an occupied building
A North York tower fit-out is rarely limited by the drywall itself. It is limited by the building. Loading dock bookings, freight elevator windows, after hours noise restrictions and property manager rules decide how fast the work can actually go.

Base building scope versus tenant scope
In a North York multi tenant tower, the drywall on a floor plate is usually split between two contracts. The landlord's base building scope covers the core and the common areas. The tenant improvement scope covers everything inside the demised premises. Where the line falls is set by the lease and the base building definition, not by the drawings, and the gap between them is where drywall scope goes missing.

The item that catches people most often is the demising wall. A base building definition may deliver it framed and boarded on the corridor side only, leaving the tenant to board, insulate and finish their side. If your drawings show a finished demising wall without saying which side is existing, every bidder is guessing, and they will guess differently. Tell us what the base building actually delivered and we will price the remainder exactly.
Acoustic separation between suites
Demising walls between tenants are the item most likely to generate a complaint after occupancy. A wall that meets the drawing on paper can still fail in use if the assembly was compromised at the edges.
- The wall has to run to the underside of the structure, not stop at the ceiling, wherever the assembly requires it
- Every penetration needs to be sealed, including the ones the electrician adds after the wall is closed
- Back to back outlet boxes in a rated or acoustic wall defeat both ratings
- The perimeter and head of wall need acoustic sealant, and it needs to be continuous
- A tested assembly loses its rating if the stud spacing or the insulation is substituted
