Commercial and industrial drywall contractor in Toronto
Office fit-outs, condominium suites and amenity floors, base building corridors and rated walls across the downtown core, midtown and the inner suburbs. Priced from drawings, self performed by our own crews.
What we build in Toronto
Toronto is the densest market we work in, and the drywall scope changes with the building. Downtown it is tenant fit-outs in office towers, base building corridors and washrooms, and suites and amenity floors in new condominium towers. Along the waterfront, King West and Liberty Village it is retail and restaurant build-outs at grade. In the inner suburbs it is medical suites, schools and light industrial.
- Office and tenant fit-outs in multi tenant towers, from the Financial District to midtown
- Condominium suites, corridors, party rooms and amenity floors
- Base building washrooms, lobbies, shaft walls and rated corridors
- Retail, restaurant and quick service build-outs, including hoarding
- Medical, dental and professional suites
- Rated separations and demising walls in mixed use buildings
We work as a subcontractor. The general contractor or property manager sends drawings, we return a bid by partition type, and our own crews do the steel stud framing, boarding, taping and ceilings.
Building downtown: the rules that shape the schedule
Most downtown drywall work happens inside a building that is occupied, secured and managed. The studs and the board are the easy part. The schedule is set by the building and by the City.
| Item | What it means for the drywall schedule |
|---|---|
| Noise hours | The City's noise bylaw allows construction noise from 7 am to 7 pm on weekdays and 9 am to 7 pm on Saturdays, and none on Sundays or statutory holidays. Many towers are stricter than that. |
| Freight elevator | Booked windows for deliveries and debris, and elevator sized loads instead of full lifts |
| Deliveries | Curb space downtown is booked, and a boom truck can need a street occupation permit |
| Protection and hoarding | The landlord's standard for corridor protection, dust walls and negative air |
| Security | Contractor sign-in, badge lists and escort rules that add time to every shift |
None of this is unusual. It just has to be in the bid. We price the after hours portion openly and plan deliveries in elevator sized loads so the work does not stall on a missed booking.
Older Toronto buildings
A large share of Toronto's commercial and residential stock predates drywall. Lath and plaster, terracotta block partitions and out of plumb brick are normal in the older core, in Cabbagetown, the Annex and the older stretches of Queen and Dundas.
- A new steel stud wall or strapping in front of the old wall so the finished surface is straight
- Furring and levelling where the existing wall stays
- Matching existing plaster thickness at reveals and returns
- Rated assemblies rebuilt to a listed system where a renovation has opened a separation
We walk these sites before bidding, because the drawings rarely show what is behind the finish.
Working with Toronto general contractors
We are a subcontractor. General contractors, developers, property managers and condominium corporations send drawings and we return a bid that lists every partition type by tag, the finish level per area and our exclusions in plain language.
- Two million dollar commercial general liability, certificate on request
- WSIB coverage in good standing
- Non-union open shop
- Five years and more of commercial and industrial work across the GTA
- Framing, boarding, taping, finishing and ceilings self performed under one contract
Richmond Hill to downtown is a normal daily run for our crews. We are on site for the start of the shift, and short return visits for deficiencies are easy to schedule.
Getting a number
Send the drawing set, the wall schedule and the landlord's construction rules if you have them. We come back with a bid by partition type, the finish level assumed for each area, and the after hours portion priced separately so you can see it. For the full scope, see commercial drywall and office fit-outs.
