Shaft wall assemblies, and when a project actually needs one

A shaft wall is not a rated partition with a different name. It is built from one side, out of components picked to match a tested assembly, and neither of those facts is optional.

What makes a shaft wall different from a rated partition

A standard interior partition is framed and boarded from both sides. A shaft wall is built from one side only, because the other side faces a shaft that is closed, live, or simply not safe to stand in during construction.

The system that makes this possible uses a specific stud shape, usually called a C-H or C-T stud, paired with a one-inch gypsum liner panel. The liner panel friction-fits into the stud from the accessible side, one panel and one stud at a time, working across the wall. A face layer of board goes on afterward on the same accessible side. Nobody ever has to stand inside the shaft to build it.

Where a project actually needs one

The same conditions show up on nearly every commercial and multi-storey project that has one.

  • Elevator hoistways, where the shaft is a fall hazard and often already has the cab guide rails or hoist equipment in place
  • Mechanical and electrical risers, where ducts, conduit and piping run floor to floor inside a chase nobody frames from both sides
  • Stairwells enclosed for egress, particularly on a renovation where the stair is already in service
  • Air return and exhaust shafts that run the height of the building

What all four have in common is not the occupancy. It is that the far side of the wall is never a workspace, so the framing method has to solve that before the fire rating even enters the conversation.

Why the components cannot be mixed and matched

A shaft wall system is tested and listed as a complete assembly, not as a stud and a board that happen to work together. The stud profile, the liner panel, the face layer, the fastener pattern and the joint treatment are all part of what was tested to produce the fire rating. Swap the liner panel for a different thickness, or the face board for a different type, and the assembly on the wall no longer matches the assembly that was tested. That is true of any fire-rated assemblies, and a shaft wall is one of the more common ones on a commercial floor plan.

This is also why shaft wall systems are effectively single-manufacturer packages. A drywall subcontractor pricing the work has to pick one manufacturer's listed system and build to it end to end, not blend components from whichever supplier has stock that week.

The rating itself is set by the code official and the design team based on the shaft's use and the building's height and construction type, not by a fixed rule that applies the same way on every project. Confirm the required rating and the listed assembly reference before the wall is priced, rather than assuming a number.

Who supplies it, and what the bid should carry

Shaft wall is normally the drywall subcontractor's scope, but it sits next to at least two other trades on every project it touches, and the bid needs to say so plainly.

That last row is the one that most often gets missed. A shaft wall can be framed and boarded correctly and still fail inspection because nobody's scope covered sealing the pipe sleeve that goes through it.

What to put on the drawings before it goes to tender

A shaft wall type on the wall schedule that answers these questions prices cleanly and does not stall on an RFI.

  1. Which listed assembly the wall is built to, by reference number and manufacturer
  2. The fire-resistance rating required for that specific shaft, confirmed with the code official
  3. Overall wall height and how the top of the shaft wall attaches to the structure above
  4. Who is providing the elevator hoistway door frames and rough openings
  5. Which trade is carrying firestopping at every penetration through the wall
  6. Whether the shaft also carries an acoustic requirement, since that can change the liner panel thickness

What general contractors and project managers ask us before a shaft wall package goes to tender.

A shaft wall is a rated wall system built entirely from one side, using a C-H or C-T stud and a gypsum liner panel that friction-fits into the stud before a face layer of board goes on. A normal interior partition is framed and boarded from both sides. The one-side method exists because the far side of a shaft wall faces a hoistway, riser or stairwell that is not a safe or practical place to work from.
It needs one whenever the far side of the wall will not be accessible during construction, which describes most hoistways, risers and enclosed shafts. Where both sides of the wall are genuinely open to work from, and there is a reason to want the higher acoustic or structural performance of a double-sided assembly, a conventional double stud partition can be the better choice instead.
No, not inside a rated shaft wall system. The stud profile, liner panel thickness, face board and joint treatment were all tested together to produce the listed rating, and changing any one of them means the wall on site no longer matches the wall that was tested. Any substitution has to go back to the designer for a different listed assembly, not a field decision.
The architect or designer specifies the required rating and the listed assembly to build it, based on the shaft's use and the building's construction type. The general contractor coordinates the surrounding trades, and the drywall subcontractor builds and documents the wall to that listed assembly. Final acceptance rests with the authority having jurisdiction at inspection.
A wall schedule naming the required fire rating and, where known, the listed assembly reference, the shaft or hoistway dimensions, overall height, and who is supplying the elevator door frames or any mechanical rough openings in the wall. Without those, a shaft wall line item can only be priced as an allowance.
