Pricing an office pod inside a distribution centre using office fit-out assumptions is a reliable way to end up short. The conditions are different in ways that show up in the schedule more than the quantities.

Winter work in an unheated shell

A large share of Brampton industrial work runs through the winter in a building that has no permanent heat yet. Drywall is the trade that suffers most from that, because joint compound is water based and it does not cure in the cold. This is worth settling at tender rather than in January.

  • Compound needs to stay above roughly ten degrees while it dries, and so does the space around it
  • Cold slows every coat, so a three coat taping sequence that takes a week in September can take two or more in February
  • Board delivered cold and boarded straight away can sweat once heat goes in, which shows up later as loose tape
  • Temporary heat that runs only during the day gives you a freeze and thaw cycle across every joint
  • Unvented propane heaters add moisture to the air, which slows drying further and can leave a film on finished surfaces

None of that is a reason to avoid winter work. It is a reason to price it honestly. When we bid a Brampton project running through the cold months we state what temporary heat we are assuming, who is providing it, and what the finishing duration looks like with and without it. If the general contractor cannot commit to continuous heat, we would rather sequence the taping later than promise a date the building will not support.

Yes. On an occupied industrial or commercial building we sequence around shipping hours, keep traffic routes clear, and hoard and dust control the work area. Off hours and weekend work are available where the schedule needs it, and we price those hours in the bid rather than adding them later.
No. Brampton is inside our normal daily service area from Richmond Hill and our bids do not carry a travel premium for it. Mobilization costs appear in a bid only where a project needs multiple separate visits, and in that case the number of mobilizations is stated in the proposal.
